Abdul Fazal Apartment: Good for families or just paper?
Since last Diwali I've been thinking about upgrading from my current 2BHK. Abdul Fazal Apartment keeps popping up, and it's completed, which is a plus. But is it genuinely good for daily living? I'm curious about the amenity reality check — are they well-maintained and actually useful? Also, how's the neighborhood quality for schools and daily needs? Wondering if the price jump for a 3BHK here is truly justified for an end-user.
Comments
Dekho, Abdul Fazal Apartment ke pros aur cons dono hain. Pro: It's completed, so no construction risk. Established area with good schools and daily needs. Cons: It's an older project (2014 possession), so maintenance can be a recurring headache and expensive. The price range of ₹1.1 Cr – ₹2.5 Cr is quite broad and on the higher side for a project of this age. I'd suggest visiting the site multiple times, talking to current residents about their experiences with maintenance and society management, and comparing it with newer projects in nearby areas like Ansal Villas or even smaller builders in the vicinity. What did you finally decide, OP?
Original poster ne amenities ke baare mein poocha tha. Kya wahan proper power backup hai? Aur security kaisi hai, especially with kids? 116 units hain, toh kya building bohot crowded feel karti hai? Sometimes, high density projects can feel suffocating, even with good amenities.
Security toh theek hai, but power backup ka issue hai. Aur amenities ke liye society charges bahut high hain, considering ki gym aur pool bas average hain. It's not worth the premium for an old project.
Haan, power backup hai, but 100% load pe nahi, limited points ke liye. Security achi hai, guards regularly patrol karte hain. As for crowding, 116 units zyada nahi hain for a project that old. It feels like a close-knit community rather than a huge, anonymous complex. Kids ke liye play area bhi hai.
Mai Aram Bagh ke paas rehta hoon aur us area ko jaanta hoon. Abdul Fazal Apartment ke aas-paas ka neighbourhood kaafi mature hai. Schools like DPS, St. George's are accessible, aur daily needs ke liye markets, grocery stores sab paas mein hain. Traffic thoda ho sakta hai peak hours mein, but overall it's a livable area. Family ke liye definitely good hai agar aapko ek established locality chahiye with all conveniences. Just make sure to check the specific building's condition, not just the area.
Yaar, but ek positive side bhi hai. Project completed hai, toh delay ka tension nahi. Aur location bhi kaafi established hai, you get good connectivity. Schools aur daily needs ka toh koi issue nahi hoga. For families, ready-to-move is always a plus, especially if you want to avoid construction hassles.
Sahi baat hai, ready-to-move ka apna advantage hai. But aaj kal Delhi mein prices already sky-high hain. Even for older properties, developers are quoting premium. Aapko market research karna padega ki is price point pe, is area mein, kya aapko naya project mil sakta hai ya nahi. Sometimes, new projects offer better amenities and modern designs for a similar price, just with a little wait.
Connectivity aur ready-to-move toh theek hai, but 3BHK ke liye kitna expect kar rahe hain log? Budget mein aayega bhi ya nahi?
Bhai, Abdul Fazal Apartment completed toh hai, but 2014 ka possession date hai. Itni puraani property ke liye ₹1.1 Cr – ₹2.5 Cr ka price range bohot high lag raha hai, especially for a first-time buyer like me. Maintenance ka kya scene hai? Aksar aise purane projects mein society funds kam pad jaate hain aur amenities kharab ho jaati hain. Kya kisi ne recently visit kiya hai? Alaknanda side mein bhi kuch similar projects hain, but wahan maintenance issues sunne ko mile hain. Is this project any different?
I can totally relate. Mera ek friend Anand Vihar mein ek old project mein phasa hai. Starting mein sab theek laga, but ab lift baar baar kharab hoti hai, parking ki problem hai, aur security bhi weak ho gayi hai. Maintenance charges badhte ja rahe hain par services improve nahi ho rahi. Abdul Fazal mein 116 units hain, toh society management pe bhi depend karta hai. Make sure to check society financials and talk to current residents before committing to such an old completed project.
Sahi kaha, U1. Amenities ka reality check important hai. Swimming pool, gym, club house - kya woh sab functional aur well-maintained hain? Ya bas naam ke liye hain? Is price range mein kya humko better options nahi mil sakte?
Exactly! Maintenance ka hi darr lagta hai. Puraani building mein bahut kharcha aata hai baad mein. Price bhi sahi mein zyada hai.
