Budget finalised, loan pre-approved – ab apna ghar lena hai. Abhee Kings Court dekh raha hoon, price range theek hai but reviews mix hain. As someone jo real estate mein kaam karta hai, I know marketing spin. Iska actual livability kaisa hai, especially daily life ke liye? Super area vs carpet area game toh sab khelte hain, but ismein carpet area efficiency kitni hai? Aur amenities, brochure mein sab achha lagta hai, but kitne useful hain wahan? I was looking at it mainly because it's in a developing area and the price range of ₹1.1 Cr – ₹1.5 Cr seemed competitive for the size they are offering (116 units total). What about the amenities like gym and clubhouse? Are they actually functional and well-maintained in their other projects?
RERA se bas thoda peace of mind milta hai, but delays aur quality issues toh ho sakte hain. My friend booked a flat with a different builder in Adigara Kallahalli, RERA approved tha, but project delay ho gaya due to approvals and then contractor issues. End result? He got possession a year late, and the finishing was not up to par. He had to spend extra out of pocket. So, RERA is a shield, not a magic wand. Always do your due diligence beyond just the RERA tag.
Location-wise, I think it's decent. Close enough to major IT hubs if you're working there. Connectivity improves every year. But yeah, amenities are usually a hit or miss.

68% efficiency isn't great, but not the worst either, given current market conditions in Bengaluru. Builders are trying to maximize profits. But do check the total cost very carefully, including all those 'other charges' jo RERA agreement mein list hote hain. They can easily add another 10-15 lakhs to your budget.

For a 2BHK, it feels a bit cramped for the price point, honestly.
