ACC Homes: Is the actual rental yield even close to what's advertised?
Just moved into my ACC Homes flat last month, and I'm already thinking about the investment side. It's a completed project, so possession was smooth, but I'm not sure about the actual rental yield. Builders ke numbers toh high hote hain, but ground reality kya hai? What's the real rental for a 1 or 2 BHK here? Resale market kitna active hai? Is it easy to sell if I need to exit in a few years, ya phir bahut time lagta hai? Also, investor vs end-user ka ratio kya hai? Don't want a ghost society. Capital appreciation bhi matter karta hai long term mein. Any first-hand experiences would be super helpful.

For a 1BHK, you might get ₹8000-₹9000, and for a 2BHK, maybe ₹12000-₹14000 if it's well-furnished and maintained. But these are optimistic numbers. You might have to settle for less. Capital appreciation is also minimal right now. I'd say it's more of a long-term hold if you're looking for appreciation, like 7-10 years.
My parents live near Ajayabpur, and they considered ACC Homes because of the peaceful environment. But the resale market is definitely slow. If you need to exit in a few years, be prepared for a long wait or a discount. It's not like the Alpha II market where properties move quickly.

Sahi keh rahe ho, U2. My friend bought a 2BHK there for around 45L in 2020. He's struggling to get more than 12k. Builder ne 4-5% yield bola tha, but it's barely 3%. The 2019 possession was a plus point, but rental market is tough.
Bhai, rental yield toh sirf paper pe accha lagta hai. ACC Homes mein 1BHK ka max 7-8k milega, woh bhi agar koi decent tenant mil gaya. Humne toh Alistonia Estate mein dekha tha, wahan bhi same haal hai.
