Ace Acreville's luxury is a facade
After 5 years in my Sector 75 2BHK, I'm eyeing Ace Acreville for an upgrade. Everyone glorifies its brochures, but daily living wahan kaisa hai? Are those 2.5 Cr+ amenities actually used, ya bas show-off hain? Society ka vibe friendly hai, ya sab apne mein rehte hain? I'm already on a home loan, is this premium justified for a real home? Change my mind.

It's a tough call. On one hand, you want an upgrade and better facilities. On the other, the premium for Ace Acreville is substantial for an ongoing project. Have you considered looking at ready-to-move options in slightly less 'luxury' segments? Sometimes, a well-maintained older society with established facilities can be a better deal than a brand new one with unproven promises, especially when you're already on a loan.
The question about amenities being used or just show-off is so valid. Many high-end societies have these amazing facilities but then only 10% of residents actually use them because of timings, extra charges, or poor upkeep. What's the point of paying for a fancy gym if it's always crowded or poorly maintained? I'd rather have a functional, well-managed basic setup.
Exactly! And the 'vibe' part is crucial. If everyone is just isolated in their units despite having common areas, it defeats the purpose of community living. That's a deal-breaker for me.
I agree completely. My current society in Alistonia Estate has a huge clubhouse, but the swimming pool is open for just 3 hours in the morning and 2 in the evening. Plus, you need a separate membership. It's a pain to use.
My cousin booked a flat in a 'luxury' project in Alpha-II Commercial Belt a few years ago. Brochure mein sab gold plated tha, but actual delivery mein sab compromise kar diya. Amenities jo dikhaye the, woh ya toh working nahi the, ya phir bahut small scale ke the. Woh sports complex toh bas naam ka reh gaya. Ace Acreville ke amenities ka bhi yahi haal na ho jaye. Builders often cut corners to save costs after bookings.
I'm in a similar boat, looking to upgrade from my small apartment. Ace Acreville looks good on paper, but the price range of ₹2.5 Cr – ₹6.3 Cr is steep. Are there any hidden charges or maintenance costs that make it even more unaffordable?
And don't forget the property taxes and society maintenance once it's fully operational. Luxury amenities usually mean luxury maintenance bills too. Better ask for a detailed breakup.
Definitely. Builders always have those 'other charges' that add up. IDC, PLC, club membership fees, corpus fund... it can easily add another 10-15 lakhs to your final cost. Always factor that in.
Bhai, Ace Acreville ki marketing toh ekdum next level hai, I agree. But jab maine site visit kiya, laga sab kuch bas paper pe hi hai. Woh swimming pool area toh abhi tak bones mein hai. 2.5 Cr+ deke bhi kya ongoing project mein phasna sahi hai? Mera toh budget tight hai, already loan chal raha hai.
Same here. I'm looking for a 3BHK and Ace Acreville was on my list, but the price tag for an ongoing project feels like a gamble. Is anyone actually living there or is it still mostly vacant?
Exactly my thoughts! I visited last month and the construction pace seemed so slow. They are promising possession by 2026-03-01, but looking at it, I doubt they'll make it. Plus, the RERA number UPRERAPRJ248777 is there, but delays still happen.
