My budget hits the lower end for a 3BHK there, around ₹2.5 Cr. I'm looking at it purely from an ROI perspective. How has the capital appreciation been for Ace Acreville since its launch? I'm trying to gauge if there’s still significant upside left or if I've missed the boat. Also, what’s the real rental yield like? Builders always quote high figures, but I need ground reality checks. Ace Group's delivery track record worries me a bit; are they usually on time? Don't want my money stuck. Is the resale market liquid enough for this price point in Noida in say, 5-7 years? Is it mostly investors or will it have a decent end-user base?

OP, builder ka delivery track record is CRITICAL. Ace Group ka RERA status check karo regularly. Project completion dates are often extended. Don't just rely on the sales pitch. Ask for specific timelines and check their past projects' RERA history.

Possession date abhi December 2024 dikha raha hai RERA pe. Pehle 2023 tha, phir mid-2024. So haan, delays toh hain.
