Fed up of renting, finally booking a flat. ACE Group promised possession Dec 2025, now saying June 2026! Sector 164 mein project hai. Paid 20% already. Lost my faith. Should I pull out? Anyone else facing ACE Group delay tactics? Kya karu main?

Rising property rates are a factor. If you pull out, finding something similar at the same price might be tough. Think carefully.
I'm also facing possession delays from another builder. This is the norm in Noida, unfortunately.

I would suggest visiting the project site and see the actual construction progress. Pictures can be misleading.
ACE Group ka track record bahut kharab hai. Be careful. They have a history of delays.
June 2026 is the new date? Have they officially communicated this in writing? Don't rely on verbal promises.

Be careful, this builder has 3 delayed projects that I know of! Do your homework!
Don't pull out just yet. Try talking to other buyers in the same project. Strength in numbers! Maybe a joint legal notice?
Good point U13. Forming a buyer's group is often effective. Builders listen when there's collective action.
I booked in Sector 150 last year. Paying a bit more, but builder reputation is much better. Thoda research toh karna padta hai.
Kya rate mil raha hai sector 164 mein abhi? I heard prices have gone up a lot.
Depending on the project, I've seen rates anywhere from 6500 to 8000 per sq ft in Sector 164.
Check their RERA registration details online. Sometimes the revised possession dates are mentioned there.
Mera bhi same experience tha 2 years ago with another builder in Sector 75. Finally pulled out and booked in Sector 150. Peace of mind is priceless.
RERA mein complaint karo bhai. Delay is a serious issue.
RERA complaint is a good suggestion, but it can be a long process. Depends on how urgent you need the flat.

Which project in Sector 164? ACE Aspire? ACE Parkway? They have multiple projects there.
20% paid? That's a lot. Check the builder-buyer agreement carefully. Kya clauses hain cancellation ke?
June 2026 bhi mil jaaye toh badi baat hai. I'd suggest get a lawyer to review your agreement ASAP.
Sector 164 is developing fast though, metro connectivity bhi aane wali hai. But ACE Group...hmmm.

Exactly! Noida mein builders ka yahi drama chalta rehta hai. Always over-promise, under-deliver.
