My lease ends in 3 months and I'm seriously fed up of renting in Mohali. Finally taking the plunge, want to buy a 3BHK in Sector 79. ACE Group ka project dekh raha tha. My budget is around ₹1.8 Cr. But I'm confused about dealing with brokers vs direct builder. Kya ACE Group se direct deal karne pe better price ya spot discount milta hai? Or brokers can actually get you a better deal, like some hidden inventory ya extra negotiation margin? Honestly not sure. Aur spot discount kitna realistic hota hai? Like 2-3% tak expect kar sakte hain kya? Ya fir builders bolte hain 'no price drop policy' aur kuch nahi dete? Any experiences with ACE Group ya general Mohali market? EMI vs rent math mein yeh savings bahut matter karti hai.
