ACE Terra: Brochure amenities vs. daily use for seniors?
₹2.5 crore budget hai for a new flat, kids have moved out so don't need a huge place. I'm seriously looking at ACE Terra in Greater Noida. It's an upcoming project, so I'm a bit nervous about the actual liveability. Brochure mein amenities toh achhi lagti hain, but real-world mein kitni useful hongi? Especially senior citizen friendly spaces, walking tracks... are they properly designed? Aur neighbourhood ka kya haal hai? Hospitals, daily convenience stores, market kitni door hai? Maintenance cost bhi important hai for a manageable home. Any honest opinions from those who've visited or know the area well? Is it genuinely good for daily living or just good on paper?

I agree with the point about detailed plans. Builders often use generic terms. For a 2.5 Cr budget, you have options. The current market in Greater Noida is a bit tricky, properties are appreciating but new launches are also coming at a premium. Before committing to ACE Terra, maybe check out some completed projects in Alpha I or even near the metro stations. You might find something slightly older but with established infrastructure and lower risk, which is important for seniors. Maintenance costs are also usually more stable in older, established societies.
Regarding senior amenities, I'd suggest checking their detailed architectural plans, not just the brochure. Sometimes, 'walking tracks' are just narrow pathways next to traffic, not proper, safe senior-friendly loops. And ramps are often too steep. My uncle bought in Alistonia Estate, and the 'senior gym' was just two machines in a corner. So, read the fine print and try to get specific details. The total units are 1166, so it's a big society, hopefully they put thought into it.

₹4-5 per sq ft for maintenance? That's quite high for a first-time buyer like me, especially considering the budget. Agar apartment 1500 sq ft ka hua toh ₹7500 per month just for maintenance. Plus property tax, electricity, water... it adds up quickly. U5, did they give any estimate for property tax or other hidden charges?

ACE Terra ka RERA number UPRERAPRJ683816 hai, main check karunga iska track record. But haan, possession date 2028-12-01, that's quite a wait. Senior citizens ke liye itna wait karna theek nahi lagta.
