Has ACE Terra's actual capital appreciation potential already peaked, given its current ₹1.76 Cr–₹3.02 Cr pricing? I'm currently in a 2BHK in Noida Ext, thinking of upgrading to a 3BHK. Honestly, the premium for an upcoming project like ACE Terra feels quite high for an investor like me, mainly looking at long-term ROI. My biggest concern is the builder's track record for on-time delivery; what's the real story there for their other projects? And for resale, how liquid is this market in Greater Noida for high-value properties after 5-7 years? I don't want to get stuck. Is the price jump really worth it?

Resale liquidity ka concern bilkul valid hai. Greater Noida mein high-value properties ki resale utni fast nahi hoti jitni Noida ya Gurgaon mein. 5-7 saal baad agar aapko exit karna pade, toh premium buyer dhoondhna mushkil ho sakta hai. Ajayabpur aur uske aas-paas ke areas mein bhi yahi haal hai. Current market conditions mein toh investors bahut cautious hain. Agar aap long-term ke liye invest kar rahe ho, toh location aur builder ka track record dono bahut important hain, warna phansne ka darr rehta hai.
U12 ke sawaal ka jawab: RERA dates sirf ek guideline hoti hain, aksar builders delay karte hi hain. Penalty bhi mil jaati hai, but woh EMI aur rent ke comparison mein bohot kam hoti hai. So, don't rely completely on that RERA possession date.
