Looking for something manageable in Bengaluru, maybe like Skylark Arcadia Phase 2. But yaar, brochure mein toh sab dikhate hain. Real mein amenities kitni functional hoti hain? And construction quality, after a year ya two, cracks ya seepage issue toh nahi aate? Also, maintenance charges ke hisaab se service milti hai kya? Should I even consider it for a peaceful flat?

RERA mostly covers pre-possession issues like delays or deviations from approved plans. For post-possession amenity maintenance, it's usually the RWA's headache, funded by your maintenance charges. So, if the service isn't good, the RWA needs to push the builder or find new vendors.

That price range of ₹3.8 Cr – ₹8.2 Cr for Skylark Arcadia Phase 2 is quite high for a project that completed in 2018. Given it's been 5-6 years already, the real test of construction quality would be visible now. Maybe check out some resale flats there directly and talk to residents?
Totally agree. My friend bought in Akshayanagar last year, not Skylark but another big builder, and the 'clubhouse' is basically a dusty room now. No one uses it because the AC is always broken. It's a big investment, we need to be smart.
