Carpet area is definitely important, but don't forget to factor in the overall lifestyle and community in the society. That makes a big difference.
Which floor? Corner unit? These factors also affect the price and perceived carpet area.
Corner units are generally more expensive and have better ventilation.

Sector 75 is overhyped. Better options are available in Noida Extension.

I used Square Yards for my flat measurement. They were pretty accurate. Cost around 5k.
Mera bhi same experience tha 2 years ago. Super area bola 1600 sq ft, carpet nikla only 1000! Huge difference. Be careful!
RERA registration number check karo website pe. All details are mentioned there, including approved carpet area. But even that can be different from what you actually get!
