Actual property cost in Greater Noida — is it ever just the flat price?

Sector 45 — just moved into my 3BHK with Alpha Builtech last month, and wow, the actual 'all-in' cost was a shocker. My budget was around ₹1.2 Cr for the flat, but the stamp duty and registration alone added a huge chunk, nearly 7% in UP, which I hadn't properly accounted for. Things like PLC, parking, and maintenance charges also piled up quickly. Honestly, it felt like the quoted price was just the beginning. I'm still wondering if there are ways to negotiate these 'fixed' costs or if everyone just pays up. Were there other charges you guys faced closer to possession that really surprised you? Trying to understand if my experience is common or if I missed something obvious during my research.
