₹2.20 Cr for a 3BHK in Adani M2K Oyster Grande, and honestly, I'm already feeling buyers' remorse. Just moved in last month, and the rental yield is nowhere near what the sales guy "projected." He said ₹60-70k easily, but I'm struggling to get even ₹45k. Matlab, where's the ROI? Thinking about resale already, but the market seems so slow here. Has anyone else faced this? What's your actual experience with rental income and exit strategy in Oyster Grande? Did you manage to get a good tenant or sell quickly?

Wait, you moved in last month? I thought the official possession date for Adani M2K Oyster Grande is 2024-09-01. Is it phase-wise possession? Meri unit toh abhi tak mili nahi hai, I'm still waiting.

Yes, it is phase-wise possession. Some towers got their Occupation Certificate (OC) earlier. Mera dost bhi Tower B mein hai, usko bhi last year mil gaya tha. But jaise aapne bataya, finding a good tenant is a struggle. Uska unit bhi ₹2.4 Cr ka tha and he's getting only ₹48k. So rental yield is definitely a big concern here.
This is why I'm so nervous as a first-time buyer. ₹2.20 Cr is a massive investment. Builders always show these fancy projections, but real numbers are always different. Adani M2K ke RERA numbers toh 37 OF 2017 & 171 OF 2017, 170 0F 2017 hain, matlab approvals bahut pehle ke hain. Market conditions have changed drastically since then. We need to be realistic about ROI.
Totally agree with your point about market conditions. Builder ka track record bhi dekhna chahiye, but sometimes even good builders over-promise. It's a buyer beware situation.

Absolutely! My cousin bought a 2BHK in a different project near Badshahpur and faced the same issue. Expected 35k, barely getting 25k.
Haan bhai, Airport Road ke paas rentals kaafi struggle kar rahe hain, especially for premium 3BHKs. Demand high hai toh sirf 1BHK/2BHK units ki. Investors are finding it tough to get good tenants at projected rates. Iss price range mein log ya toh khud rehne aate hain, ya phir they look for more central locations for rentals. It's a tough market right now for high-end investment properties.
