Adani Oyster Greens: Amenities aur quality ka sach kya hai?

Did a site visit to Adani Oyster Greens Phase 1 last weekend, and honestly, thoda confuse ho gaya hoon. I work in real estate, so I know marketing tricks, but for my own home, I need real info. They show amazing amenities, but actual possession pe kitna milta hai? Clubhouse aur sports facilities, are they truly functional ya bas showpiece? Aur construction quality, after a year or two, seepage ya cracks ka issue aata hai kya? What about maintenance charges, are they value for money for the actual service?
