Investor perspective se dekh raha hoon. Builder ka delivery track record kaisa hai, especially for ongoing projects? Time pe possession milta hai kya? Capital appreciation potential kitna hai for the next 5-7 years? Aur ismein investor ratio kitna hai vs end-users? Ghost society ka issue toh nahi hoga? Long-term wealth creation ke liye sahi hai ya just for rental yield? Any first-hand experiences?
I'm currently in a 2BHK in Sector 49, thinking of upgrading to a 3BHK or villa in Sohna. Adani Oyster Greens Phase 1 looks good on paper, but I'm hearing mixed things about the amenities. The brochure showed all these amazing facilities, but I'm getting reports that some aren't even fully operational post-possession, or they're not maintained well. Like, what's the point of a fancy clubhouse if it's always half-closed? Is anyone living there already? What's the real story with the promised amenities vs. what you actually got after moving in? We're already stretching our budget for the ₹65L+ price point, and I have a home loan. I don't want to pay a premium for features that don't deliver. Is the price jump from a 2BHK really justified here, or is it mostly just 'on paper' luxury? Any hidden charges for these 'premium' amenities?

They show amazing amenities, but actual possession pe kitna milta hai? Clubhouse aur sports facilities, are they truly functional ya bas showpiece? Aur construction quality, after a year or two, seepage ya cracks ka issue aata hai kya? What about maintenance charges, are they value for money for the actual service?
