₹2.30 Cr for an Adani Tatva Estates villa in Sohna – feels like a huge investment for an upgrade. I'm currently in a 2BHK, looking to invest. Is this premium justified? What's the actual capital appreciation since launch? Have prices moved well for ROI? My main worry is resale market liquidity. Will finding buyers be easy in 5-7 years for this ticket size? What's the investor-to-end-user ratio? Don't want a ghost society. What's your honest take on the exit strategy here?

Investment wise, Sohna has always been a long-term play, not a quick flip. Given the current market conditions in Gurugram, where even established sectors are seeing moderate growth, expecting huge capital appreciation on a 2.3 Cr villa in Sohna in 5-7 years might be optimistic. Liquidity for this ticket size is definitely a concern. Who is the buyer pool for a 2.3 Cr villa in Sohna after 5 years? Mostly people who want to live there, not just invest.
I think U10 has a point, but Sohna's potential can't
My biggest fear is also the ghost society thing. U1 ka point about investor-to-end-user ratio is crucial. If most owners are just investors, the place will be dead. Anyone has an idea about this project specifically? Or how to find out?
Haan, RERA details se builder ka commitment pata chalta hai. Adani Tatva ka RERA number hai RERA-GRG PROJ-1299-2023. Possession date December 2027 dikha raha hai, abhi toh bahut time hai.

Sahi keh rahe ho. Mera ek dost ne Badshahpur ke paas ek project mein liya tha, bahut investor-driven tha. Aaj bhi occupancy rates low hain aur amenities underutilised. It feels empty. Adani Tatva ka bhi yahi haal na ho jaaye.
Totally agree with U2. Sohna mein connectivity abhi bhi ek major issue hai. Weekends par toh Airport Road (Gurgaon side) se Sohna tak pahunchna headache hai. Plus, these ultra-luxury villas, unka target audience kitna bada hai? Agar 69 units hain, toh kya sab end-users honge? Investor-heavy societies have very little community feel.
Haan bhai, main daily travel karta hoon. SPR se Sohna road tak morning/evening rush mein bahut traffic jam rehta hai. Aur agar aapko airport side se aana hai, toh woh distance bhi add ho jaata hai. Infrastructure is improving, but slowly.

Bhai, 2.3 Cr is a lot for Sohna, especially for a first-time buyer. Adani ka naam hai, but Sohna mein itna paisa daalna... resale value ka soch kar darr lagta hai. Already so many projects there, competition will be tough.
