Adani The Marq: Is this the right long-term bet?
Since last year, I've been seriously looking to upgrade from my 2BHK in Sector 57. Currently eyeing Adani The Marq, the upcoming project. The prices, ₹3.85-₹5.35 Cr for a 3/4BHK, are steep, but I'm thinking long-term investment. It launched a while back, not sure how much it's moved since then. Is there still good upside for capital appreciation, or has most of it already happened? Adani's track record in residential, especially in Gurugram, seems okay but I'm worried about delays given the recent news about builder compensation. Also, what's the investor to end-user ratio like there? Don't want to end up in a ghost society, you know? That kills rental yield and resale. Anyone here bought into Adani The Marq or similar Adani projects? What's your take on the actual ROI potential over 5-7 years? Is the premium justified for this location and builder? Looking for honest opinions.

Location toh prime hai, no doubt. Airport Road se connectivity achi hai. Adani ki brand value bhi hai. But jo price point hai, ₹3.9 Cr se shuru, kya utna appreciation milega 5-7 saal mein? Current market conditions mein toh sab upside already priced-in lag raha hai.

Aur dekho, possession date 2031-12-01 hai. Abhi se booking, itna wait? RERA number GGM/1042/774/2026/14 hai, but still, 2031 is far. Kaafi risky lag raha hai.
Haan yaar, delays kaafi common ho gaye hain. Especially builders jo multiple projects handle kar rahe hain. Baharampur Naya side mein bhi ek project late chal raha hai.
