Adarsh Greens Phase 1: Is the long-term ROI good?

Okay I'll be honest — I completely underestimated how confusing this process is. Currently in a 2BHK in Marathahalli, I'm thinking of upgrading to a 3BHK for investment. Adarsh Greens Phase 1 looks promising, but is the price jump worth it for long-term ROI? Already have a home loan, so capital appreciation aur resale liquidity important hai. Adarsh ka track record kaisa hai for timely delivery? Worried about under-construction risks, yaar.
