Adarsh Group's hidden charges: Pre-launch trap?

Honestly, I feel completely misled by Adarsh Group's brochure for our Sector 97 flat. We booked a 3BHK for the kids' school admission, thinking ₹85L final tha. Ab final payment ke time they're adding so many 'preferential location charges' and 'development fees'. Matlab, my wife's priority was a safe neighbourhood, not these hidden costs. It's almost ₹95L now. Is this normal for pre-launch offers in Greater Noida? Did anyone else face this with Adarsh Group or other builders? What did you do?
