Budget finalised, loan pre-approved – now stuck on Ghaziabad's Aditya Gracious Floors. I work in real estate, but for my own investment, I need real talk, not broker-speak. This project is completed, so what's its actual capital appreciation post-completion? Broker numbers feel inflated. What's the realistic rental yield here? Kitna mil jaayega monthly? Aur resale market kitna liquid hai for these flats? Any honest insights on exit strategy in 5-7 years?

Yaar, Aditya Gracious Floors ka naam sunte hi thoda doubt aata hai. Ghaziabad mein appreciation generally utna strong nahi raha hai jitna NCR ke baaki parts mein. Plus, RERA applicable nahi hai ispe since it's an old project, toh thoda aur transparency ka issue ho sakta hai.
Sahi keh rahe ho. Ghaziabad mein better growth chahiye toh Ahinsa Khand 1 ya Vaishali side dekhna chahiye. Aditya Gracious Floors ka location utna prime nahi hai.
