Been looking at Bengaluru properties for a year, Advaitha Aksha keeps popping up. Fed up of renting, landlord raised rent again, finally taking the plunge. My broker calls it a great investment, but what's the real resale market like? How liquid is it for a completed project? What's the investor ratio there, honestly? Don't want a ghost society. What's the capital appreciation been since launch? Anyone invested, what's your 5-year exit strategy?

So, is it good for a 5-year exit or not, considering all this? My whole plan is to upgrade in 5-7 years. What about rental yield in this area? I'm hearing the luxury segment in Bengaluru is seeing a bit of a slowdown, especially outside the core tech hubs. Kya lagta hai, will it pick up or is this a long-term hold property?
I did some digging on Advaitha Aksha. The RERA number PRM/KA/RERA/1251/310/PR/171214/001864 is legit, and it was completed on time, possession date was 2021-07-31. Total units are 170. But here's the catch: I don't see many resale listings online for a project that's been completed for a few years. That usually means either people are holding, or the market is just not that liquid for these high-end flats. Capital appreciation has been decent from launch, but not sky-high.
U8 is right. Liquidity is a real issue for projects above ₹2.5 Cr in the current Bengaluru market. Unless it's an absolute prime location with high demand, finding a buyer quickly at your desired price can be tough. Especially if most units are already occupied by investors looking for similar exits.
U7, launch ke time I think it was around ₹1.8 Cr for a 2BHK. Abhi toh ₹2.8 Cr se start hota hai. So, maybe 40-50% appreciation in 5-6 years. It's okay, but not the 'doubled in 5 years' kind of return brokers promise. That's for prime areas or smaller units.

Dekho, 'solid on paper' is fine, but as a first-time buyer, I'm worried about the ground reality. Price range toh ₹2.8 Cr se shuru hota hai, it's a huge commitment. What if it's full of investors and nobody actually lives there? Ghost society ka darr toh sahi hai yaar.
True that! My cousin bought a flat in Akshayanagar a few years back, similar price range, and now he regrets it. Most units are empty or just rented out for short-term. Resale value is also stagnant because of the low occupancy and high maintenance.
Absolutely, U3! My biggest fear is buying into a place jahan weekends pe bhi shanti rehti hai. It feels like a waste to pay so much for amenities nobody uses.
