Okay I'll be honest -- I almost booked an under-construction flat with Advetaya Constructions in Sector 19 for the 'discount'. But my wife's priority is a ready-to-move flat. OC delays are such a headache, especially with kids' school admission coming up. Is saving a few lakhs worth the stress? Honestly not sure if the pre-launch price is actually a discount after all the hidden costs. What's your experience? Should I stick to ready-to-move? Please share your thoughts. My two cents? Don't risk it. Noida mein bahut builders hai with better track records. Explore other options. Peace of mind is worth more than a 'discount' that might never materialize.
Rising property rates are making ready-to-move flats very expensive. Under-construction might be the only option for some. But choose wisely after thorough research.

What floor are you considering? Higher floors generally have a better view but can be hotter in summer. And corner units are usually more expensive but have better ventilation.
Corner units also offer more privacy. Worth the extra cost if you value that.
But corner units can also be colder in winter, especially if the insulation isn't good.
Ready to move is definitely less stressful, but you might miss out on potential appreciation if the area develops well. It's a gamble either way.

Did you check the super area vs carpet area? Sometimes the 'discount' is just a trick. They inflate the super area to make it seem cheaper. Also, parking charges and other hidden costs can add up.

Also, maintenance charges. Some builders charge exorbitant maintenance fees. Check the fine print!
Mera bhi same experience tha 2 years ago with another builder in Sector 150. I was so tempted by the pre-launch price, but the delays were insane. I ended up selling the booking and buying a ready-to-move flat. Lesson learned!
What's the possession status according to RERA? That's the first thing you should check. And has the builder secured all the necessary approvals?

Bhai, this builder ka track record bahut poor hai. I know someone who booked with them in their Greater Noida project. Legal issues bhi chal rahe hain. Be careful!
Sector 19 is a good location, but Advetaya... I don't know. Have you considered Gulshan Dynasty? Ready to move flats are available there, slightly pricier though.

OC is a big issue. I booked in 2020 in Noida Extension, and abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. Thinking of filing a RERA complaint.
Totally agree yaar. OC delays are a nightmare. We booked in 2019 and still waiting. Sector 75 mein, same story with many builders. Stick to ready-to-move if you can afford it. Peace of mind is priceless.
I think it depends on the builder's reputation. Advetaya... haven't heard great things. Maybe check their RERA registration and see how many projects are delayed? Just a thought.
