Okay I'll be honest - thoda confused hoon. Just got possession in Sector 60. Advetaya Constructions ne jo bola tha, almost waisa hi hai. Is the high PLC cost justified though? Has anyone else invested here? Rental yield actually kitni mil rahi hai? Should I hold or sell?

Before you decide, visit the property again at different times of the day. Check for noise levels, traffic congestion, and sunlight exposure. These things matter for tenants.
Just a thought - have you considered renting it out as a co-living space? Seems to be a popular trend in Noida these days.
I sold my property in Sector 62 last year. Rates were good then. But I think they might have peaked. Be cautious.
So, what did you finally decide? Hold or sell? Curious to know!
Ultimately, it comes down to your risk appetite and investment horizon. Good luck with your decision!
I heard Advetaya is launching a new project near Pari Chowk. Anyone has details?
Pari Chowk? That area is still a bit far from everything. But prices are definitely lower.
Haan, but Pari Chowk is developing fast. The new Jewar airport will be a game-changer for that area.
Don't forget to factor in property tax and maintenance charges when calculating your potential rental yield. These can eat into your profits significantly.
My personal suggestion? Hold for a year or two. The market is expected to stabilize, and Sector 60 is a solid location. You might get a better price then.
Bhai, Noida mein builders ka toh yahi scene hai. Promises bada bada karte hain, delivery mein hamesha late. I'm still waiting for possession of my flat in Sector 78!
Sector 78? Which builder? I've heard mixed reviews about the projects there.
Haan exactly, Noida mein yahi problem hai. Trust issues are real!
Anyone know about the metro extension plans in that area? That could significantly impact property values in the future.
PLC justified hai ya nahi, depends on your financial goals. Are you looking for long-term appreciation or quick rental income?
Check the occupancy certificate (OC) status before you even think about renting it out. Renting without OC is illegal, and you could face penalties.
Rental yield Sector 60 mein? I'd say expect around 2.5-3% max. Depends on the size and furnishing, of course. But don't expect anything spectacular.
Hold or sell? That's the million-dollar question! Market is a bit shaky right now. Interest rates are rising. Maybe wait and see how things pan out for a few months?
Mera experience Advetaya ke saath was okayish. Sales team was pushy, but construction quality seems decent. Still, I'd advise getting a professional property inspection done before you move in.
I invested in Sector 150. Avg rate is around 7k/sqft now. But the infrastructure is still developing. Sector 60 is much more established. So, a premium is understandable.
PLC cost justified? Depends on what you value. Location wise, Sector 60 is good. Connectivity achi hai. But builder reputation is important. Research karo thoroughly before deciding to hold or sell.
Congrats on the possession! I'm also looking in Noida. What's the sqft rate they charged you? And which floor is it?
Haan, rate batao. Sector 60 is prime, but rates are crazy these days. I'm checking Sector 75, slightly cheaper options there.
Floor matters a lot! Higher floors usually fetch better rent. And corner units are always in demand. Worth the extra investment in the long run, I think.
Don't just look at sqft rate. Check the carpet area versus the super area. Builders are notorious for inflating super area.
Advetaya... I know someone who booked a flat with them in 2018. Possession delayed by almost 2 years! Be careful. Check RERA registration number on the UP RERA website.
2 years delay? Oh god. This is exactly why I'm scared to invest in new projects. Resale seems safer, even if it's a bit more expensive initially.
Exactly! RERA check is a MUST. Don't trust anything the builder says. Get everything in writing.
Sector 60 mein Advetaya? Bhai, premium toh hai, no doubt. But rental yield is the real question. I've heard mixed reviews. Possession mil gaya? Congrats!
