Since January I've been shortlisting flats. For Aero View Heights, how are promised amenities *really* delivered? Are clubhouses and green areas actually usable daily? Maintenance charges vs. service quality worries me.

I actually heard some good things about Aero View Heights' location advantage, especially connectivity. Amenities toh har project mein hote hain, but location matters most for resale value and daily commute, right?
Bhai, iska status 'null' dikha raha hai online. Iska kya matlab hai? Kya project abhi RERA registered bhi nahi hai ya under construction hai?
Location is important, no doubt. But what about the hidden costs? Builder ek price bata dete hain, phir upar se floor premium, PLC, car parking, registration charges. Woh sab milake ₹2.7 Cr se bhi upar chala jaata hai. Is this project transparent with pricing?
Aero View Heights? Naam hi sunkar lagta hai, hawa mein baatein hain. Builders nowadays just make grand promises.

Maintenance charges are a black hole, believe me. Especially in projects with so many 'premium' amenities. Also, in this market, ₹2.5 Cr for a first-time buyer is a big jump. Even in established areas like Alaknanda, you can find decent options for slightly less, maybe without the fancy clubhouses but with solid infrastructure.
Totally agree with your concerns, bhai. Amenities dikhate kuch hain, milta kuch aur hai. My friend bought in a nearby project, same issue. Sirf brochure mein achha lagta hai.
