Aero View Heights amenities: Are we overpaying?

Budget finalised, loan pre-approved – now stuck on which sector. I'm based in Dubai, so site visits are tough. Was looking at Aero View Heights. Everyone glorifies those fancy clubhouses and green areas for resale, but honestly, for an investor, kya woh amenities really matter? Yaar, tenants ko basic chahiye, not some ghost gym. Change my mind.

Aero View Heights ka price range ₹2.2 Cr – ₹2.7 Cr bol rahe hain, woh bhi sirf amenities ke liye itna premium? Dubai se OP ko lag raha hai investor ke liye basic chahiye, main toh first-time buyer hoon, mere liye toh budget hi hil jaayega. Kya sach mein yeh fancy clubs future mein kaam aate hain ya bas marketing gimmick hai?
