Did a site visit to Aero View Heights by Rawat Construction last weekend. It's a decent spot near Dwarka, but I'm getting a bit paranoid about legal stuff. Currently in a 2BHK, looking to upgrade to a 3BHK, and don't want any title deed issues or RERA problems later. The sales guy was a bit vague about the RERA registration status for this specific phase, honestly. Not sure if it's just me overthinking. What are the key red flags to look for when checking RERA compliance? And does RERA actually help if a builder like Rawat delays possession? Heard some horror stories.

Dwarka mein toh rates already high hain. Kya Aero View Heights ke rates Alaknanda ya Anand Niketan se compare ho sakte hain? Aur overall, Delhi NCR mein abhi first-time buyers ke liye market conditions kaisi hain, is it a good time to buy?
Dwarka mein 3BHK ka kya rate quote kar rahe hain woh log? Budget bhi toh dekhna hai yaar.
Dekho, Aero View Heights ka toh pata nahi but Rawat Construction ne Anand Vihar mein ek project mein bahut logon ko phansaya tha. Mere ek dost ne wahan book kiya tha, 2 saal se zyada delay ho gaya. Sirf penalty ke naam pe chhota sa amount diya, woh bhi ladne ke baad. Title deed issues bhi the us project mein. Unki reputation sahi nahi hai for delivery and transparency. Be very careful with them, especially if the sales guy is being vague.
U7, maine check kiya tha. Rawat Construction ke kuch projects registered hain, but mostly older ones. Aero View Heights ka jo naya phase hai, uska registration number mujhe RERA website pe nahi mila. Shayad abhi apply kiya hoga, ya phir puraane phase ka naam use kar rahe hain. Always ask for the specific phase's RERA ID. Agar sales executive nahi de pa raha, toh samajh lo kuch gadbad hai.

Totally understand your paranoia, bhai! Rawat Construction ka naam suna hai, but Dwarka mein unke projects ka track record thoda mixed hai. Sales guys toh hamesha vague hi rehte hain. Main bhi 3BHK upgrade kar raha hu aur RERA compliance sabse badi tension hai. RERA ke official website pe registration status kaise check karte hain, koi bata sakta hai?
