Affordable 2BHK in Noida Ext: Is it too late?

₹1.6 crore from our old house, now trying to find a compact, low-maintenance 2BHK in Noida Extension. Kids are out, so we need something manageable, maybe near Knowledge Park 5 for hospital access. I'm wondering if anyone found a clever way to still get into affordable properties near Jewar Airport or FNG Expressway? Prices seem up. Is Sector 150 already too hot, or are there still smart investment windows for a 2BHK around ₹80L-₹1Cr? Any tips on finding those hidden gems before prices jump too much?
