Affordable Gurugram projects are an appreciation trap
Not proud of this but I almost got duped by a pre-launch scheme. Now I'm checking Roots The Orchard. ₹47L mein completed project Gurugram mein? Matlab, iska capital appreciation kitna hoga? Rental yield bhi kitna milega, seriously? Sab bolte hain sasta hai but resale mein kya value hogi? I feel like log over-hype karte hain affordable projects. Disagree? Tell me why.

The problem is not just appreciation, it's also the exit strategy. If you need to sell quickly, will there be enough demand at a decent price? I've seen many affordable projects where resales linger for months. This is especially true for properties further away from established hubs like those near Airport Road or Aerocity.
Someone asked about the build quality. I know someone who lives there. They said the construction is decent for the price. The only issue is sometimes water pressure. But ₹47-48L for a completed flat in Gurgaon is a good entry point for many first-time buyers who don't want to wait for possession.
I think the key is to manage expectations. If you're looking for a 2x return in 5 years, then maybe not. But if you need a place to live or a stable rental income at a budget, it's not a bad option. Not every investment needs to be a gold mine.
My friend bought an affordable flat near Badshahpur a few years back, thinking it was a great deal. Resale value is barely above what he paid, and rental yield is also average. The infrastructure development in that specific pocket has been really slow. So yes, these projects can definitely be an appreciation trap if you're not careful. Always check the future development plans for the area.
I visited Roots The Orchard. It's near Sector 89. Build quality seems okay, nothing fancy. Maintenance charges are standard for a project of this size. It's completed so that's a plus, but the appreciation part is tricky. Current market mein Gurugram mein har corner mein projects aa rahe hain.
Exactly! The 'affordable' tag often comes with compromises. Maybe it's far from main roads, or the social infrastructure isn't there yet. Roots The Orchard ki exact location kya hai, does anyone know?
Which project near Badshahpur are you talking about? I was also looking at some options there. Is it still facing connectivity issues?

Sahi baat hai, but what about the actual build quality? Aur society maintenance charges kitne hain wahan pe? Kisi ne visit kiya hai kya?
Dekho bhai, not everyone is buying for appreciation only. Kuch log ko immediate shift karna hota hai, ya rental income chahiye. Is price point par agar family ke liye ghar mil raha hai, that's a big deal. Roots The Orchard is completed, so no waiting period ka tension.
Totally agree with you! Mera bhi same doubt hai. When something sounds too good to be true, it usually is. Gurugram mein is price par completed project, thoda fishy lagta hai appreciation ke terms mein. Location bhi dekhni padti hai.
