Affordable Homes, New Delhi — from my experience, hidden costs for basic amenities and unreliable power backup are big red flags. Builder ka track record check karna bahut important hai. Warna ROI hit ho jaata hai, especially on resale.

My experience with a new builder in Alaknanda was a nightmare. They promised 24/7 power backup,
Exactly! Aur ye power backup ka issue toh har jagah hai. Affordable Homes ki baat kar rahe ho, but 'The Kings Properties' ka kya scene hai? Suna hai unke koi projects hi nahi hai abhi tak, just plans. Is that even allowed? Kaise trust karein?
Yeah, it's a common tactic now. Many new builders are entering the Delhi-NCR market, especially in developing areas like Ansal Villas, with aggressive pricing. But they often lack the experience or financial stability. They promise the moon, but delivery is a huge question mark. Market mein competition itna hai ki sab bas price game khel rahe hain, quality aur commitment ka kya?
What?! Zero projects? This is shocking. How can they even advertise without a track record?
Bhai, you're right. I checked RERA a few weeks ago for 'The Kings Properties', and it showed 0 completed projects. They're basically a new entrant. It's a huge red flag, especially for a first-time buyer like me.
Totally agree with this post! Builders these days are so sly with hidden costs. My friend bought a flat near Dwarka Expressway a couple of years back and thought he got a great deal. But then maintenance charges, club membership, parking fees, and even charges for basic electricity connection kept piling up. Uska budget pura hil gaya. Always, always check the builder's past projects, not just what they promise on paper. Reputation is everything, especially when your life savings are on the line.
Sahi baat hai. But past projects check karne ka kya tareeka hai? Sirf online reviews ya site visit bhi zaroori hai? Main bhi bahut nervous hoon, pehli baar ghar le raha hoon.
Haan bhai, this is my biggest fear. Hidden costs can literally break your bank.
