Affordable Homes prices: My upgrade dilemma

Gurgaon's Affordable Homes prices seem totally out of whack right now. I'm currently in a 2BHK in Sector 102 and eyeing a 3BHK or small villa. Matlab, last 1-2 saal mein rates kahan se kahan pahunch gaye! Pehle ₹60L tak mil jaata tha, ab toh ₹85L+ for a decent 3BHK. My budget is around ₹90L. Is this price jump justified, ya thoda wait karna chahiye? Already have a home loan, so EMI matters. Has anyone else faced this dilemma?
