It's a tricky situation for first-time buyers like us. The current market conditions in Bengaluru are already so high, and with inflation, construction costs are also rising. Builders pass on these costs, and then use 'future infra' as a selling point. Is there any pocket in the city where affordable housing actually came with *ready* infra, or is it always a gamble? I'm trying to find a decent 1BHK/2BHK under 50 lakhs.
So basically, no easy answer then? Still confused where to invest.
Honestly, for ready infra, you have to look at slightly older, established areas, but then they won't be 'affordable' by today's standards. For new affordable projects, it's almost always a gamble on future infra. My advice would be to physically verify the nearest school, hospital, and public transport options *before* booking, not just rely on brochures. Don't make the same mistake I did with my first flat.
Sahi baat hai, under 50 lakhs mein toh 1BHK bhi mushkil se mil raha hai. Ready infra toh dream hi lagta hai. I saw a project in Agrahara Layout, but the prices were already touching 60L for a compact 2BHK.
My neighbour booked in Akshayanagar thinking it's close to Bannerghatta Road, but the internal roads are still pathetic. He regrets not checking the ground reality properly. Builder ne phir se possession date extend kar diya lol.
Exactly my point! I was looking at projects near Aavalahalli because of the proposed peripheral ring road and metro extension. The developers showed fancy presentations. But now, I hear the metro work is super slow. Has anyone actually seen *real* progress there, ya bas paperwork pe hi sab chal raha hai? Planning to book a 2BHK there next month.
I visited Aavalahalli last month for a site visit. While some initial work for widening a feeder road is visible, the major metro line extension to that side seems years away. Builders are selling on future promises, but the current reality is a tough commute. Prices have gone up from 4000/sqft to 5500/sqft in just 1.5 years, mostly speculative.
My cousin booked in Aavalahalli two years back, thinking the infra would be ready by now. He's still struggling with connectivity. School bus routes bhi limited hain. Bohut tension rehta hai usko.
Aavalahalli mein progress toh slow hai, sahi suna aapne. Ground pe kuch khaas nahi dikh raha.
Haan bhai, same experience. 'Affordable' bolke prices toh sky-high kar diye hain. Infra ka naam pe bas waiting hi mili hai.
Totally agree with the post! Builders promise the moon with 'upcoming infrastructure' but when you move in, you're still stuck in traffic. My biggest worry is the daily commute for my kids to school. Bangalore mein toh yeh common ho gaya hai.
