Is GLS Avenue 81 Phase 2 actually a good long-term investment, ya just for quick flips? I'm fed up of renting in Gurgaon and finally want to put my money into equity. ₹23-25L ke price range mein, what's the real rental yield one can expect? Brochures toh kuch bhi bolte hain. Also, capital appreciation ka kya scene hai? Has its price moved much since launch? Not sure if it'll have a decent resale market later, ya phir ghost society ban jayegi with too many investors. What do you guys think?

I actually visited the site last month. The possession date 2027-10-01 seems a bit far, but for an ongoing project of 225 units, it's somewhat realistic. My main concern is the quality of construction and amenities at this price point. My cousin booked in a similar GLS project near Badshahpur a few years ago, and the finishing was just average, plus delays were a big issue. Hope this one is different.

Yaar, Badshahpur side mein toh connectivity issues hamesha se hain. Even if the project finishes on time, getting to and from work will be a headache. Mera friend Airport Road (Gurgaon side) pe dekh raha hai, wahan thoda better connectivity ka scope hai.
Did they give you any clarity on the exact price per sqft? And what about the payment plan, is it construction-linked?

Totally agree with your point! Location bhi dekh lo, connectivity abhi bhi weak hai. Log sirf price dekh ke book kar lete hain.
