₹90 lakh for a 3BHK in the Affordable Housing Projects corridor – is this the new normal? My kids are growing up, so we really need more space, minimum 3BHK. My wife's priority is a safe neighborhood and good schools nearby. I've noticed prices seem to have jumped quite a bit in the last 1-2 years there. Has anyone been tracking this? Should I wait for a potential correction, or is it better to just buy now? Not sure if these prices will hold, ya know?

Dekho, affordability ek relative term hai. 2 saal pehle 60L affordable tha, aaj 90L maybe. Agar aapki family ki need hai aur budget stretch kar sakte ho, toh le lo. Market timing karna bahut mushkil hai. Interest rates badh sakte hain, property prices aur upar ja sakte hain. Kids ke school aur safety pe compromise mat karo, that's more important.
I'm also looking for a 3BHK, but ₹90L in affordable segment is pushing it too far. Kya Chandigarh market mein koi signs hain correction ke? Especially in areas like Rasulpur?
Exactly! Jo U17 ne kaha, sahi hai. Builders ke paas inventory kam hai, especially in good projects. Agar achha project aur location mil raha hai, toh le lena chahiye. Interest rates bhi stable ho rahe hain ab, might even go up later.
Correction ke signs toh nahi dikh rahe abhi. Chandigarh mein demand bahut high hai, supply utni nahi hai, especially for family-sized homes. Plus, construction costs bhi badh gaye hain, toh builders ab discounts nahi de rahe. Rasulpur mein bhi prices stable hain ya upar hi ja rahe hain, niche aane ka chance kam hai. People are buying despite the current interest rates.
Main toh phas gaya yaar. 2 saal pehle New Chandigarh mein ek project dekha tha, 65L ka tha 3BHK. Socha rukta hoon thoda, correction aayega. Ab usi area mein 90-95L bol rahe hain. Kids ke schools ka tension alag ho gaya hai. Meri galti thi wait karne ki, ab regret kar raha hoon.

Sahi baat hai, U5. Mere friend ne bhi Mullanpur Garibdass mein wait kiya tha, socha tha prices gir jaayenge. Ab wahan bhi 20-25% badh gaye hain prices. Lagta hai correction mushkil hai, demand hi itni hai.
Dekho, prices toh badhe hain. Last year Manimajra mein jo 3BHK 75L ka tha, ab 90L touch kar raha hai. Lagta hai yahi naya normal hai ab. Waiting isn't helping, it's just getting more expensive.
₹90 lakh for a 3BHK? Yaar, ye toh bahut zyada hai affordable housing ke liye. I was expecting 60-70 max. Wait karna chahiye lagta hai, yeh prices hold nahi karenge.
