Since last year, I've been watching the Affordable Housing Projects scene in Faridabad. From my experience, people often miss the hidden costs. Builders often delay possession by years, affecting your EMI and potential rental income. Kya OC milne mein bhi problem aati hai? Aur maintenance charges, woh bhi bahot high hote hain, right? What other red flags should one look out for?

Yeh jo agreement mein clauses hote hain penalty ke, woh kitne effective hote hain? Maine suna hai builder log usko bypass karne ke tareeke nikal lete hain. Aur construction quality ka kya? Woh bhi compromise karte hain kya?
Exactly! My uncle faced similar issues in his sector 86 flat. Walls cracking, plumbing leaks. They promise branded fittings but install local ones. Inspection ke time sab check karna pad
Penalty clauses are mostly a joke. They put a nominal amount, like Rs 5-10 per sq ft per month, which is nothing compared to your EMI. Builders would rather pay that small penalty than rush construction. Aur construction quality, bhai, affordable mein toh compromise hota hi hai. My neighbor's flat in a so-called 'affordable' scheme had seepage issues within six months of possession. They use cheaper materials to cut costs, that's the reality.
Meri toh kahani suno. Maine 2018 mein Sector 35, Faridabad mein ek project book kiya tha. Bola tha 2021 tak mil jayega. Ab 2024 ho gaya hai, aur abhi tak plaster ka kaam chal raha hai. Builder ne 3 baar completion date extend kar di hai. EMI bhi jaa rahi hai, aur rent bhi. OC ka toh pata nahi kab milega. Legal help lena padega lagta hai.
But isn't affordable housing supposed to be regulated better now? RERA ke baad toh thoda control aaya hoga na?
Sahi kaha, RERA bas naam ka hai. Mere project mein bhi delay ho raha hai, RERA mein complain ki hai, par kuch khaas fark nahi pada.
RERA hai toh sahi, par implementation kaafi slow hai. Builders fines dete hain, par project delay toh hota hi hai. Aur OC ka issue toh abhi bhi major hai, especially for affordable projects. They get partial OCs, but full OC takes ages.
Totally agree! My cousin booked in Sector 88, Faridabad, aur 3 saal ho gaye, abhi tak possession nahi mila. OC ka toh naam hi mat lo.
