Affordable housing projects in Bengaluru have officially peaked
Most Affordable Housing Projects in Bangalore are massively overpriced traps right now. I work in real estate, but buying for myself is different bhai. Inka super area vs carpet area game dekh ke lagta hai prices have already peaked around ₹50L. Is any pocket still undervalued for decent ROI? Am I the only one seeing this?

Wohi toh main bhi soch raha tha. Log bolte hain market peak kar gaya, but sellers are not dropping even one rupee in negotiations. By the way, original poster bhai, aapne koi particular project shortlist kiya hai ya overall market dekh ke bas frustrate huye ho? Hum sab confused baithe hain ki abhi wait karein ya jump karein.
Dekho bhai, ek balanced view ye hai ki land cost Bangalore mein naturally escalate ho chuki hai. Peripheral pockets jaise Agrahara Layout mein thoda scope dikhta hai, par quality compromise karni padti hai. 50L is the new entry level basic ticket size, isse neeche realistic rehna mushkil lagta hai.
Maine thoda out of the box socha aur Aavalahalli side explore kiya tha last weekend. Price around 42L to 48L quote kar rahe the local builders for 2BHK. Par problem wahi hai na, road connectivity aane mein kitne saal lagenge kisi ko pata nahi. Do you guys think buying in peripheral areas like Aavalahalli is safe for someone taking an 80% home loan?
Jaise aapne bataya loan ka tension, exact same darr mujhe bhi hai. Aavalahalli mein pricing theek lagegi, par ground water situation aur gram panchayat approval ka chakkar rehta hai. Agar builder default kar gaya toh savings zero ho jayengi. Maine ek project dekha tha jahan 0 completed projects the builder ke pass, seedha run away kiya wahan se.
80% loan pe peripheral risk lene se pehle legal verification double karwana bhai. Main khud bohot anxious rehta hoon in matters pe. Agar builder ne possession delay kiya toh rent plus EMI dono saath mein pay karna padega, jo mere jaise salaried bande ko barbad kar sakta hai.
I completely agree yaar. Bengaluru market right now is running completely on hype, especially with water tanker crisis and traffic everywhere. Logo ko lagta hai tech corridor ke paas 50L affordable hai, but EMIs will literally choke you for 20 years. Maine toh search hi pause kar diya hai abhi ke liye.
Sach bolun toh dil baith gaya ye post padhke. Main pichle teen mahine se 50L ke budget mein 2BHK dhoond raha hoon, but carpet area dekho toh 450 sqft bhi theek se nahi mil raha. Aisa lagta hai middle class ke liye Bangalore mein door close ho chuka hai. Kya Akshayanagar side abhi bhi koi decent option bacha hai under 55L?
Sahi bol rahe ho, Akshayanagar ab affordable nahi raha. Ek broker ne mujhe Sri Sai Krupa Developers ka naam bataya tha kisi plot scheme ke liye, but RERA portal pe check kiya toh unka total projects 0 dikha raha hai! Pehle se itna darr lagta hai, upar se zero track record wale builders dekh ke haath pair kaanpne lagte hain.
Akshayanagar mein 55L bhul jao bhai, wahan base rate hi 6500 per sqft cross kar chuka hai. Maine pichle hafte do projects dekhe the, super area 1000 bolte hain par andar jao toh do bed lagane ke baad chalne ki jagah nahi rehti. Bank loan ka EMI sunke meri toh himmat hi toot gayi thi.
