₹45 lakh for a 2BHK in Affordable Housing Projects – I'm looking there. Prices seem good, but what's the actual ground reality? Is the commute bad? Hidden costs after possession brochures don't mention? My parents keep saying location is everything. Not sure if it's worth it long-term. Anyone living there, what's infrastructure like? Should I reconsider?

U7, you're right to be skeptical. But in the current Noida market, even regular projects are seeing price hikes, especially for ready-to-move. So if this AHP is nearing completion and has good basic infrastructure, 45L might be okay. It's all about trade-offs.

Delay toh common hai, AHP ho ya luxury. But some projects in Alpha I Greater Noida have good connectivity now. Not all are bad.
U4, amenities are usually basic, don't expect much. My cousin booked in an AHP in Alistonia Estate and possession was delayed by 3 years! RERA helped a bit but the mental stress was immense. They promised 1200 sqft super area, but carpet area was barely 600. Check the per sqft carpet area cost, not just super area. It makes a huge difference.

U1, same experience. I almost booked in an AHP in Ajayabpur. The builder kept changing layouts and materials. Had to pull out last minute. Check their RERA status and past projects thoroughly. Don't just go by the brochure.
Totally agree with U1! Hidden charges are real. Builder maintenance charges will bleed you dry later. Be careful.
