After 10 years selling, buying in Sohna is tough
Sohna mein investment finally apne liye kar raha hoon, but Arun GGR Floor 30 mein jo dikhaya aur jo mil raha hai, usmein zameen asmaan ka farak hai. I've been in this real estate business for a decade, so I know the marketing games. But this feels like a proper bait and switch. Brochure mein full-fledged club house, swimming pool, aur kids play area dikhaya tha. Ab bas ek small building aur ek patch of grass hai. Honestly not sure if it's worth it. Construction quality bhi bilkul theek nahi lag rahi. I saw some flats already getting minor cracks and seepage issues, even before full occupancy. Bathroom fittings toh aise lag rahe hain jaise local market se uthaye hain. Maintenance charges bhi high honge, but for what? Is this common for Sohna projects? Did anyone else face this with Arun GGR? Kya kar sakte hain in cases mein?

The 'Total Units: 0' detail is really throwing me off. How can a completed project have zero units? Is it possible it's a phase that's completed but units aren't officially registered yet, or is this a completely different kind of project? This needs clarification, otherwise it just sounds like a scam. We need to be extra careful, especially with the current market conditions where builders are desperate to sell.
I've heard similar complaints about Arun GGR before. Not specifically Floor 30, but their other projects also had issues with delayed possession and changes in amenity plans. It's a known fact in the market that their track record isn't the best. My broker even advised against them when I was looking in Baharampur Naya.
Yes, I heard that too. My chacha ji had a bad experience with them a few years back. The maintenance charges also become a black hole if the quality is poor, you keep paying for repairs. It's a never-ending cycle.
This is so disappointing. I was considering Sohna for investment and future living because of the supposed 'growth corridor' hype. But if even experienced people like OP are facing this, what hope do we first-time buyers have? The construction quality part is terrifying, cracks and seepage before full occupancy? That's a nightmare waiting to happen.
Totally agree with the post. My friend booked a flat in Sohna near the Airport Road (Gurgaon side) and faced similar issues. Brochure mein dikhaya kuch aur, mila kuch aur. The quality is a real concern, especially for the price range they are quoting, 2.4 Cr – 4.2 Cr is a lot for a project with such issues.
2.4 Cr for a 'Floor' project? That's steep. And if it's completed with 0 units, as U19 mentioned, that's not just a red flag, that's a whole red banner. Is it possible the project name is slightly different or the RERA status is pending?
Exactly! 2.4 Cr mein toh Gurgaon mein bhi decent option mil jaate hain agar thoda outskirt mein dekho. Sohna mein itna paisa lagake bhi aisi construction quality, makes no sense. My agent was pushing Arun GGR but I'm glad I held back.
Bhai, this is exactly why I'm so scared to invest. I'm a first-time buyer and Sohna was looking promising for my budget, but hearing this about Arun GGR is making me rethink everything. Kya ye sach mein itna common hai?
Common hai, but Total Units 0 for a 'COMPLETED' project? That's the biggest red flag here. Arun GGR Floor 30 ka RERA status check kiya kya? Lagta hai koi ghotala hai.
Haan yaar, Sohna mein aise cases bahut sunne ko mil rahe hain. Developers promise big but deliver small. Main bhi Badshahpur ke paas ek project dekh raha tha, same story, amenities gayab.
