Spot discounts in Gurgaon are mostly a myth, just marketing gimmicks, change my mind. I'm currently in a 2BHK in Sector 50, thinking of upgrading to a 3BHK, maybe even a small villa around Basai. Builders like Tribeca Creators LLP dikhaate hain ki 'spot offers' hain, but I feel like woh bas inflated pricing ka ek facade hai. Already have a home loan, so har ek extra lakh counts. Honestly, does anyone actually get a significant discount, like 5-7% off the listed price? Ya phir broker aur builder ke beech mein setting hoti hai, and we end up paying the same? I've heard some say direct builder deals are better, but others swear by brokers for negotiation power. Not sure if that's sahi. So, for a 3BHK in the ₹2.5-3 Cr range, what's the real scene with negotiation? Is it possible to actually knock off something substantial, yaar, or is it always 'no-price-drop policy' only?

Totally agree with you! These 'spot discounts' are such a sham. I've been looking for a 3BHK around Golf Course Extension Road for months, and every builder pulls the same trick. They inflate the price first, then 'generously' give a small discount which brings it back to the actual market rate. It's so frustrating for first-time buyers like us, especially with a home loan already running.
