After a year of searching, my Chandigarh resale dilemma
Two years ago I'd have laughed at these prices, but after another rent hike, I'm seriously looking to buy. Fed up of renting, want to build some equity. I'm looking at a 3BHK in Chandigarh, budget around ₹1.5 Cr. I've found a resale flat in Sector 18D, Ambika Realcon, owner asking ₹1.4 Cr. My broker is pushing for a direct deal, saying secondary market mein negotiating scope zyaada hota hai. But I'm also eyeing new projects in New Chandigarh. Can you really get a significantly better deal negotiating on resale properties in Chandigarh right now compared to new builds? Aur broker ke through jane mein kitna real advantage milta hai, ya just commission ka chakkar hai? Any specific areas near Mohali or Aerocity where price correction is possible for investors?

Yaar, Ambika Realcon in 18D? Thoda research kar lo pehle. My cousin almost bought there, but builder ka track record kuch khaas nahi suna. Especially for resale, paper work bahut critical hota hai. Broker toh apna commission dekhega, usko to deal close karni hai. New projects mein at least RERA ka protection hota hai, though delays are common there too. Have you checked out anything in Mullanpur Garibdass? Wahan thoda scope lagta hai better deals ka, especially for investment.
