After kids left, which flat size makes sense?

Kids moved out, now we're selling our big house in Hyderabad. Socho, itna bada ghar ab kaun sambhale. We're looking for a smaller, manageable flat, maybe a 2BHK near Gachibowli or Tellapur. Honestly not sure if a 2BHK is better long-term compared to a compact 3BHK. Is the appreciation potential similar for both? Ya fir 3BHKs still give better ROI even if it's slightly bigger? My budget is around ₹1.2-1.5 Cr. Builders like Salarpuria Sattva have options, but I'm worried about resale value later on for a 2BHK. What's the scene with rental yields for 2BHKs versus 3BHKs in these areas? Has anyone else downsized recently and faced this confusion?
