Did a site visit to Exotica Dreamville Phase IV Tower T14 & T15 last Saturday. It's completed, so delivery risk isn't an issue, but I'm trying to gauge its actual investment potential. My calculations show a decent rental yield on paper, but what's the real-world scenario? Are tenants easy to find here? Also, how's the capital appreciation been since launch? I'm looking at a 5-7 year exit. What's the resale liquidity like for this specific project? Any insights on past appreciation or actual rental income would be super helpful. From my experience, completed projects can still surprise.
