After years in real estate, buying my own place is a whole new game
My budget is finalised at around 2.5 Cr for a 3BHK in Golf Course Extension or Dwarka Expressway, but I'm finding it tough. I work in real estate, so I know builders like M3M and DLF play games, but for my own purchase, it's different. How much can you *really* negotiate on the listed price? Is a 5-7% discount even possible, ya bas dikhawa hai? I'm talking about primary market, new launch stuff. Aur yeh hidden charges ka kya scene hai? Builders toh initially sirf base price batate hain. What about PLC, parking, club membership, IFMS, and especially the OC charges? I've heard stories about Unitech projects having crazy hidden costs at possession. What's the true all-in cost for a 3BHK in sectors like 65 or 102? Is there any way to get a full breakdown upfront, ya they always spring surprises?
