Karkardooma — I've been eyeing properties here for a while now, especially with the Metro expansion. I work in real estate, but buying for myself is a totally different ballgame, yaar. Builders ki marketing spin pata hai mujhe, but still, I'm confused about pre-launch pricing. Apex Buildcon ka naya project aaya hai, aur they're pushing "early bird discounts" hard. I know builders often play super area vs carpet area games to inflate prices later, so is it *actually* cheaper to jump in now? Ya baad mein open market mein better deals milte hain? Aur ye floor-rise premium... is it ever worth paying extra for a higher floor in Delhi? Off the record, what's your experience with these "exclusive" pre-launch offers?

Bhai, your situation is exactly why I'm so scared to jump in. 'Early bird discounts' are mostly a marketing gimmick, trust me. I've heard so many stories where the pre-launch price ends up being similar or even higher than what people get later during open sales, especially after all the hidden charges and floor rise. Apex Buildcon ka track record bhi mixed hai; research carefully.
