posted on 3 MayAfter years in sales, buying my own 3BHK in Sector 1B
Been in real estate for a decade, but buying my own 3BHK in Sector 1B feels different. I know what builders don't tell you, but need community insights. What's the actual water situation there? Is it mostly municipal or borewell dependency, and are tankers common? Also, for power, how bad are cuts and is DG backup reliable? And what about RWA effectiveness and maintenance charges? Are they justified for the services? Honestly, trying to cut through the marketing for a personal decision.

It's tough when even someone from the industry is struggling to make a personal decision. My advice would be to spend a few weekends in the area, talk to local shopkeepers, security guards, and even residents directly. They give the most honest picture. Sometimes, a project might look good on paper, but the micro-locality issues like water pressure or frequent power trips are only known to people living there. And for RWA, check if it's builder-controlled or resident-controlled. That makes a huge difference in maintenance and service quality.
Ye water aur power ka scene toh har jagah ka hai. But for Sector 1B specifically, has anyone checked the RERA documents for municipal water supply commitment? Ya fir builder ka track record kaisa hai in terms of delivering what they promise? Current market conditions mein toh developers kaafi promises kar rahe hain.
Haan, RERA mein kuch bhi likh dete hain. For Sector 1B, especially those projects near the Basai wetlands, water quality can be an issue too. Not just supply, but hardness. Builders often show NOCs but don't mention the actual source. Best to talk to people who've lived there for 2-3 years, not just new residents.
RERA documents mein toh sab municipal likha hota hai, but reality is often different. I've heard a few builders in that specific area have a history of delays and then compromising on amenities to cut costs. You need to verify from existing residents.
You're asking all the right questions! Mera ek cousin Airport Road side mein rehta hai, unke yahan bhi initially builder ne bola tha municipal, but end mein pura dependence borewell pe aa gaya. Aur DG backup bhi sirf common areas ke liye hota hai, flats mein AC nahi chalta power cut mein. Maintenance charges high but services are basic. RWA toh naam ki hai, builders ke agents hi hote hain usmein. Sector 1B mein bhi similar issues suni hain, especially from projects jo thode old ho gaye hain.
Exactly! My friend bought in Baharampur Naya and faced the same DG backup issue. It's like they promise the moon, but deliver only a small piece of cheese. For 3BHK prices in Gurugram right now, we expect full facilities, not just basic ones. Water tankers are a huge recurring cost.
Sahi keh rahe ho. Which builder was this, agar bata sako? It helps to know these things beforehand.
Totally agree! Water and power are make or break. Maine suna hai 1B mein mostly borewell hi hai, municipal supply abhi bhi patchy hai.
Bhai, your post is spot on! Even after being in the industry, the ground reality of buying for yourself is something else. Sector 1B mein water situation ka toh major concern hai. I've heard from friends in nearby areas, like towards Badshahpur, ki summers mein borewell bhi pressure nahi deta. Builder promises toh sab karte hain, but actual supply dekhni padti hai. Kaafi risky lagta hai yaar.
