After years of renting, my 3BHK dream in Chandigarh is hitting a wall
Sector 24C - we're seriously considering a 3BHK here for the kids' school admissions. My wife's priority is a safe neighbourhood, and I need at least a 3BHK. Our budget is around ₹1.5 Cr, looking at options from Godrej Properties and SBP. But yaar, the property price is one thing, then this stamp duty hits you like a truck! It's like 5-6% extra, right? That's a huge chunk of money. Honestly, I'm not sure how people factor this in from the start. Are there any tricks to manage registration and stamp duty costs in Chandigarh, or is it just a fixed expense? Also, what about those other charges that pop up right before possession, like PLC for specific floors or parking? Builders like DLF or Sushma Buildtech, do they ever budge on these? Trying to get the true all-in cost without surprises, especially with kids' future in mind. Any advice on negotiating these extras?
