posted on 15 MayAfter years of renting, payment plan choices are stressing me out.
Okay, I'll be honest — I'm completely fed up of renting now, landlord ne phir rent badha diya. Finally taking the plunge for a 2BHK in Chandigarh, maybe Manimajra. Ambika Realcon ka project dekh raha tha. Payment plans mein confusion hai yaar. Construction-linked payment (CLP) seems okay but what if there are delays? Ya lump sum down payment karke EMI start kar dein? End-user ke liye which option makes more sense financially and risk-wise? Is CLP actually safer for buyers in Chandigarh?

Yaar, CLP toh best option lagta hai agar builder acha ho. Tabhi to payment linked hoti hai progress se, right? What if builder bhag gaya with lump sum?
U4, if you pay lump sum
Ambika Realcon? Be very careful. I had friends who booked with them a few years back near Mullanpur Garibdass. Construction delays were massive, like 2-3 years late. CLP is good *if* the builder is reliable. For an end-user, cash flow is crucial, so any delay means paying EMI + rent longer. Check RERA status thoroughly and their past project completion records before signing anything. Don't rush.
U3, that's exactly my fear! I'm looking at a project in Rasulpur, and the builder is new. How do we check RERA track record for *past* projects? Sirf current project ka data milta hai website pe.
Totally agree with U3! Ambika Realcon ka naam sunte hi darr lagta hai. My cousin almost got stuck with them.
Bhai, same situation here! Landlord ne meri bhi neend uda di hai. Ambika Realcon ka naam suna hai, but reviews mixed hain. CLP mein toh delay ka darr rehta hi hai. Really struggling with this choice too.

Haan, Manimajra mein kaafi options hain, but prices are shooting up yaar. Budget ka bhi issue hai, ready-to-move mein toh aur zyada lagta hai.
U1, welcome to the club of frustrated renters! CLP is generally considered safer for end-users, but the *builder's reputation* is key. If the builder has a history of delays, then CLP can become a nightmare. Have you checked out any ready-to-move options in Manimajra? Sometimes the premium is worth the peace of mind.
