Since last year, I've been really tired of paying rent and want to finally invest. Uppal Marble Arch looks interesting, but what's the actual rental yield there? Is it mostly investors or end-users? Worried about capital appreciation and future resale potential. Any insights?

Dekho, I visited Uppal Marble Arch last month. It's a premium segment property. Rental yield is subjective but I heard around 2-3% is typical for such high-value properties in Chandigarh right now. End-users are there, but a significant portion are investors looking for long-term appreciation, especially with New Chandigarh developing around it. But the 4.5-5.9 Cr range means your tenant pool is very niche. So rental yield might be lower than expected.
For luxury properties, capital appreciation is usually the main game, not rental yield. But with 168 units, resale might not be as quick as you think, especially if many are investors trying to exit at the same time. Demand-supply dynamic dekhna padega.
2-3%? That's really low for such a big investment! My bank FD gives more. Is capital appreciation strong enough to compensate for such a low rental yield?
