After years of selling, now I'm buying for family

Since January I've been shortlisting flats in Faridabad, and Goyal Luxury Floors by Rahul Mangla is on my radar. I work in real estate, so I know builders ka marketing spin. But buying for myself is totally different. This project is upcoming, so I'm trying to get real ground info. My budget is around ₹2.65 Cr. Is it genuinely good for daily living, ya bas on paper acha lag raha hai? I'm worried about the neighbourhood. Schools, hospitals, markets – kitna convenient hain? Aur apartment layout aur carpet area efficiency pe kya feedback hai? Builders often play games with super area, I know that. Is the actual usable space practical for a family? Honestly, not sure if it's worth it. Koi insider info hai toh please share.
