After years selling, now buying my own Ghaziabad flat

Been in real estate for years, but buying for myself is different. Jaipuria Sunrise Enclave (completed) has been on my radar for a while. I know what builders don't tell you, so I'm looking for ground reality. Jo log yahan rehte hain, is it genuinely good to live daily, ya bas brochures mein hi achha hai? Amenities ka kya scene hai? Swimming pool ya gym kitna useful hai, ya bas show-off ke liye? Community vibe kaisi hai, friendly residents hain ya sab apne mein rehte hain? Off the record opinions needed, please.
