₹6500 per sqft for Agarwal Vrinda Homes feels off, even for a completed project. I work in real estate, but buying for myself is different. Builder ne bola tha OC aa gaya, par documents mein abhi bhi issues hain, ya fir bohot late hua. Matlab, delivery toh ho gayi, par legal headaches abhi bhi chal rahe hain. Is this affecting rental yields, ya fir investor ratio itna high hai ki society maintenance bhi down hai? Kya others ne bhi ye OC delay ya hidden charges face kiye hain?

Bhai, I almost booked there in 2019. Builder ne tab bhi OC ka promise kiya tha. Possession date 2020-05-01 thi na? Kaunse documents mein problem hai exactly? Is it a minor delay affecting only resale, or something serious that impacts daily living too? This project's RERA number UPRERAPRJ771166 clearly states 'Completed', but 'OC received' is a different battle altogether.

Totally agree, U1! I'm looking in Ahinsa Khand II and even there, ready-to-move with proper docs is cheaper. OC issues are a big red flag for me.
